You own the buildings. One record per property, from the first analysis to the last rent collected.
Dewin is Canadian software that brings rental property acquisition analysis, due diligence and portfolio management into one record. Today that record is split across listings, emails, spreadsheets, cloud folders and a rental tool that never talks to the others. Your assumptions stay visible, and every figure keeps its source.
Fourteen-day trial, no credit card. Plans from $29 CAD/month.

01
Spot the potential.
Put it to the test.
Bring a listing link, a broker’s PDF or an XLSX workbook. Assisted extraction reads the asking price, the rent roll and the operating expenses, then hands them back as values to confirm instead of applying them. Then you test it: cap rate, cash flow, and the figures still waiting for a document.
Read a listing link, a broker’s PDF or an XLSX workbook with assisted extraction
Save several scenarios on one analysis and compare them side by side
See the cap rate, net operating income and cash flow of each one
Keep the source behind each figure, and what is still missing
Review the extracted values before creating your analysis.

02
Know your financing.
Before you make your offer.
Compare conventional financing, standard CMHC insurance and MLI Select on the same building. Each structure names the ceiling that binds: loan-to-value, measured against the price, or the DSCR, measured against what the building earns. It is almost always the second that decides.
Compare conventional, CMHC standard and MLI Select on your own figures
See which ceiling binds: loan-to-value, or the DSCR your lender requires
Move the opportunity through its stages: analysis, offer, conditions, acquired
Share the analysis report by a link you can revoke
An acquired opportunity becomes a permanent property record, and the buildings you already own come in the same way. Units, leases, tenants and the monthly rent ledger keep your rent roll current, instead of rebuilding it by hand each month. The real figures then sit beside the assumptions you bought on.
Keep units, leases, tenants and the monthly rent ledger in one place
Record recurring income and expenses, attach receipts, scan an invoice from a photo
See what a dollar of net income is worth at the cap rate you assume
Invite a co-investor to one building, not to your whole portfolio
Dewin started with a real property portfolio and a personal need: a clearer way to find opportunities, work through a purchase and follow the money after closing.
Its founder is a property owner, too. That perspective shapes the product: keep the assumptions visible, keep the information together, and make the next decision easier.

Who builds it
Mathis DesgagnéFounder, and a property owner himself
Dewin is built and run by one person, not an anonymous company. If something is wrong in a calculation, you are writing to the person who wrote it.
Prices in Canadian dollars, plus applicable taxes. Change your plan or cancel from your settings.
Your data stays exportable and your account deletable, with or without a subscription.
Why it costs this: Dewin is paid for by the people who use it, not by selling their data or by an ad-supported free tier. One plan covers acquisition analysis, financing comparison, due diligence, leases, expenses and maintenance — the work that is usually spread across a spreadsheet, a rental tool and a cloud drive. A single analysis that changes an offer by one percent pays for a year.
A few things you might be wondering.
I already own buildings. Can I start there?
Yes. You can add properties you already own, without creating a purchase analysis first. Record their units, leases, income and expenses, then use Dewin for your next acquisition as well.
What can I do during the free trial?
You get 14 days of full access, without a credit card. Start with one acquisition analysis or add an existing building. You choose a paid plan if you want to keep using the product after your trial.
Does Dewin find listings for me?
Dewin helps you evaluate the opportunities you find. Bring a listing link, a broker’s document or your own figures to build an analysis. It is not a listing marketplace and does not promise to find a profitable property for you.
Can I trust an analysis generated from a document?
Assisted extraction proposes values for you to review: a rent roll read off a broker’s sheet is a claim until the leases confirm it. Financial results are then calculated from the inputs using fixed formulas. Check missing information and your financing assumptions before deciding; an analysis is not a lender’s approval or a guarantee of returns.
Is it only for Québec?
Dewin is built for Canadian rental property investors and is available in English and French. Its financing tools compare conventional mortgages with CMHC options, MLI Select included, and show whether it is loan-to-value or the DSCR that caps the loan. Eligibility and terms still need to be confirmed with your lender.
Can I work with a co-investor?
Yes. Invite a co-investor to a specific property so you can work on its rents, expenses, documents and maintenance together. They keep their own portfolio and only gain access to the property you share.
What happens to my data if I leave?
You can export your data and delete your account from your settings, even without an active subscription. Your information stays yours.
